  央广网北京10月24日消息 据中国之声《新闻纵横》报道,北京市住建委昨天发布消息称,北京年底住房供应量将大规模增加,预计房价逐步趋稳。近期推出多块配建自住型商品住房项目用地,年底前将形成2万套左右供应。明年,自住型商品住房的供应还将大规模增加,计划推出5万套左右,有效满足居民刚性自住需求。


  什么是“自住型商品房”呢?第一,这类房子,套型建筑面积以90平方米以下为主,第二,销售均价比同地段同品质商品住房低30%左右。谁能买呢?根据规定,有两类家庭可以优先购买:一是京籍无房的,单身的、25岁以上的大龄男女。二是已在轮候经济适用住房、限价商品住房的家庭。为防止投资获利,《意见》还规定,自住型商品住房购房人取得房屋所有权证后,原则上5年内不能转让;如果您5年以后要转让呢,增值的部分,要把差价的30%缴纳土地收益等价款。
