  优先顺序保障房轮候家庭排第一


  按照政策,本市户籍无房家庭(含夫妻双方及未成年子女),其中单身人士须年满25周岁;经济适用住房、限价商品住房轮候家庭这两类人群可以优先购买。符合条件的家庭只能购买一套自住型商品住房。


  北京市房地产协会秘书长陈志介绍,购房过程中这两类人群如果再进行细分,保障房轮候家庭应该更加优先,“因为他们属于政府保障的范畴”。


  保障房轮候家庭的收入水平是否“够得着”自住型商品房?


  陈志表示:“有的保障房家庭虽然收入水平差一点,但有意愿拥有自己的房子,政府考虑的初衷就是希望满足这类人群的需求。他们可以通过拆借、家庭组合等方式购买自住型商品房。但需要注意的是,购买了自住房同时就等于放弃了保障房的购买资格。”


  供应数量不会被保障房家庭“包圆儿”


  目前,本市尚在轮候的保障房家庭约有13万户。不少人担忧,如果保障房家庭优先,今明两年7万套的供应量还能轮到其他家庭买吗?


  对此,陈志强调,本市在供应自住型商品房的同时,保障房的供应量不会减少,自住房不会取代经适房、限价房。“经适房、限价房属于保障性住房,‘保障’是政府的责任,不但不会削弱,反而会加强。”陈志说。


  同时,保障房家庭如果申请并购买了自住型商品房,等于放弃了保障房的购买资格。因此,轮候家庭需要根据自己的实际情况权衡考虑。


  此外,业内人士也表示,根据大部分保障房轮候家庭的收入能力,自住房并不在其可承受范围之内。


  由此可以预见,不会出现保障房家庭将自住型商品房“一锅端”的情形。

  自住型商品房分布在哪些位置?交通是否方便?
