多为盗窃性侵吸毒
案例：2009年9月2日4时许，被告人胡国振、刘洋在共同租住的朝阳区易构空间小区一房间内，收留倪利凯、兰宇吸食毒品。
分析：由于租房人流动性强，审查机制不完善，无论是中介公司还是房东，都无法审查租房人的背景，租房人虽同住一个屋檐下，但群租空间相对独立、多元，租房人彼此不了解，由此催发了发案情况，且案件多为盗窃、性侵、容留吸毒等。

手段简单且易得手
案例：2010年11月至2011年3月间，被告人王小勇在朝阳区南湖东园一合租房内，多次潜入受害人房间，共窃取3400元。
分析：群租房共有区域与设施的共享为犯罪分子作案提供了方便。群租房内犯罪手段非常简单，“顺手牵羊”的盗窃犯罪、“偷溜进房”的性侵犯罪等极易发生。一旦发生租客之间的犯罪，被害人往往难以逃脱或得到他人援助，犯罪分子得手较为容易。

犯罪环境隐秘性强
案例：2013年4月9日凌晨至当日中午，在朝阳区南湖东园一区107楼被害人穆某某的暂住地内，被告人曹佳奇先后两次强行与被害人发生性关系，租住在此的其他租客误以为是寻常的发生性关系而忽略。
分析：合租者对其他合租者的犯罪，如盗窃、性侵等有日常生活的掩盖，犯罪环境也相对隐秘，公安机关很难查获其犯罪行为。

取证困难易成孤证
案例：2009年10月9日1时许，被告人管永志在朝阳区常营民族家园一群租房内，趁刘某熟睡之机进入其房间，强行对其猥亵，后被抓获归案。警方在取证过程中遇到很大困难。
分析：群租者之间对对方的真实身份缺乏实质性了解，这对公安机关充分收集证据造成了很大的阻力，因此，被告人的供述在缺乏其他证据的情况下，容易成孤证。
建议与提醒
针对群租房犯罪案件多发及其显著特点，朝阳法院提出以下司法建议：
1.建立健全租房审查机制，落实租客信息登记制度。出租房房主及中介，应加大对租房人的审查，要定时查看房屋租用情况，及时消除安全隐患。
2.完善物防设施。如在房门上安装防盗链、在房间内备防身工具等。
3.中介公司在租房时，应向租客发放安全手册，列明群租房可能存在的风险与应对措施，提高租客的警惕心和防范能力。
