  横琴这次推出的两宗地块,地理位置都非常优越,位于横琴新区综合服务区内,离横琴口岸不到1公里,交通便利,毗邻横琴新区的主干道,基础设施较为完善。两地块北靠小横琴山,东邻横琴市民广场,南面为天沐河、西侧为规划绿地。


  今年7月2日,横琴新区拍卖十字门中央商务区一宗8万多平方米的商住用地,广东客商汇实业有限公司以楼面地价1.58万元/平方米、总价38.48亿元拍得,晋升珠海地王,比珠海此前保持的7700元/平方米的成交纪录高出一倍多。


  仅仅过了4个多月,横琴新区再次挂牌25万平方米的商住用地,以珠海历史最高起拍价推出,刚一推出就引起各方高度关注,吸引了香港嘉华公司、K 2地产、北京富润万嘉、保利地产、格力地产、华发股份等境内外企业前来竞买。

  横琴新区新地价编制单位负责人认为,横琴新区作为独具政治使命、区位优势明显的“特区中的特区”,特殊的定位决定横琴地价参照对象绝非珠海市,比肩港澳将成为今后趋势。
