  现代快报记者昨日获悉,徐州市楼市限购政策出现调整,多家房地产商介绍说限购区域缩减为主城区,只有面积为90-144平米之间户型限购,且子女购房与父母拥有房产情况无关。对此,徐州市住房保障与房屋管理局有关负责人未作回应。


  2011年5月1日起,徐州实行普通商品房限购。其中,区域范围主要为主城区,包括鼓楼区、云龙区、泉山区和新城区,不包括经济技术开发区、铜山区和贾汪区。限购商品住房种类范围为建筑面积144平方米以下(含144平方米)的普通商品住房。


  昨日,现代快报记者获悉,本月下旬,徐州市出台新的限购政策,多家房地产商告诉记者,限购政策主要有三个方面,一是限购区域调整为南三环里、东三环里、北二环里与西二环以内;区域内面积为90-144平米的商品房执行限购,面积低于90平米和高于144平米的商品房不限购;同一家庭内,年满18岁的子女的购房资格不受父母拥有房产的情况影响,即,如果子女已满18岁户口仍与父母在一起,即使父母被限购未拥有房产的子女仍有购房资格。


  江苏华商置业发展有限公司副总经理王宣林表示,徐州限购政策确有调整,但其对楼市影响尚未显现。“今年上半年,徐州楼市销售情况还不错,但进入下半年就有所迟缓了。主要体现在价格波动很小,销售量下降。”王宣林认为,三中全会确定了未来发展的政策纲领,之后会有很长一段时间的政策稳定期。随着徐州限购政策的放宽,会刺激一部分潜在购房者购入。现代快报记者 刘清香
