  对于摇中号后如何选房,征求意见稿拟规定,开发商要根据摇号结果确定选房顺序,组织购房家庭选房。并要提前5个工作日,在销售现场和市住建委网站发布选房公告,明确选房时间、地点、批次安排等。

  而如有家庭放弃选房,或已完成选房后又放弃购房,那么将由未选房的申请家庭按摇号确定的顺序依次递补选房。“这分为两种情况,一种是还没选中房就放弃了,比如有100套房,摇中1号的家庭放弃了,那就依次递补,2号递补1号,3号递补2号;如果是选完房在签合同时放弃了,再用这样的方式,就要重新选,易造成混乱,因此按照《规定》中拟定的规则,就是101号的家庭运气好,他可直接递补1号家庭的顺序号。”


  申请对象 离婚也不可再购自住房


  由于自住房政策是一个家庭只能购买一次一套。此次征求意见稿拟规定,在开发商与购房家庭签购房合同后,购房家庭的成员今后将不得再申购自住房。


  相关负责人说,即便是房产证上只登记了夫妻双方一人的名字,但另一人的相关信息也会记录在房管部门的房屋登记簿中,留下了曾经购买自住房的档案,今后无法再购买。


  而如果是夫妻双方离婚,即使其中一方是“净身出户”,名下无房,也不能再申请购买自住房。而这也起到了防止为购自住房而假意离婚的钻空子方式。


  按北京的限购政策,购房家庭的认定是一对夫妇带一个未成年孩子。那么如果一个家庭购买自住房,作为家庭成员的这个孩子在将来成年后,还能不能申请购买自住房?


  对此,这位负责人表示,孩子成年后,就可自己单独成为一个家庭,是可以自己申请购买自住房的。


  问:要申请多个自住房项目,是每申请一个就要审核一次资格,还是审核一次,可多次申请都有效?

  问:我能同时申请多个自住房的项目吗,如同时摇中怎么办?
