  新京报讯 (记者马力)昨日,市国土局发布,昌平区叫停两个在售“小产权房”,表示有关部门正在查处,提醒公众不要购买。这也是两部委下发紧急通知后,首个大城市公布新清查出的“小产权房”项目。


  北京表态将坚决清理“小产权房”


  针对三中全会后一些地区“小产权房”反弹现象,国土部和住建部上周五下发紧急通知,要求遏制建设、销售“小产权房”。上周日,两部委又召开视频会议,要求对“小产权房”集中排查和处理。


  作为国土部“小产权房”治理的试点城市,北京对于“小产权房”的打击力度一直较大。去年9月和今年6月,市国土局公开曝光了83宗“小产权房”项目。今年6月、7月和9月又公开曝光了23宗变相“小产权房”项目。


  而在两部委会议后,北京市国土局表态称,将坚决清理整治“小产权房”,对新增“小产权房”零容忍,发现一起、查处一起,并加大公开曝光力度。


  两处“小产权房”均位于沙河镇


  昨天公布的这两个项目,均位于昌平区沙河镇,分别是于辛庄村的“泰安公寓”和北二村的“温馨公寓”。前者的建设主体是两个个人,后者的建设主体则有4家公司。


  新京报记者昨天在网上查询发现,在一些房地产网站上,查询不到这两个项目的楼盘信息。但在某社交网站上,有这两个项目房源的售卖信息。这两处小产权房均打着“开发商直接销售”“不限购不限外”的旗号。


  其中,一套“泰安公寓”的一居室户型,面积38平米,售价23万,相当于每平米6052元。一套“温馨公寓”35平米的一居室,售价13万元,相当于每平米3714元。而两套房源的产权也注明为40年和50年,类型则称是“普通住宅”。


  市国土局表示,这两个项目有关部门正在进行查处,提醒公众不要购买,凡利用手机短信、网络广告以及小广告推销的“小产权房”或以“生态农庄、农家院、私家菜园”等各类名称变相的“小产权房”,均不要租买。


  这两个项目的处理意见并没有公布,因此是否拆除目前还无法获知。近日市国土局曾表态称,对新增、在建的“小产权房”项目将严厉打击,尤其是对违反规划,占用耕地、基本农田的项目坚决予以拆除。
