  进入12月,二手楼市也随冷空气的来临,逐步降温,各区域二手楼盘的成交量均出现不同幅度的下跌,根据德佑地产市场部研究数据显示,截至昨日,德佑二手市场成交数据未超过300单,相较之前“金九银十”每月平均400单以上的成交量,如今,跌幅已高达62%,市场降温明显。


  业主纷纷降价2%—3%


  从德佑地产来看,12月份门店的带看量较成交旺季9、10月,有10%到20%的下跌情况,但二手挂牌量出现了较为明显的增加,市场出现了供大于求的情况,因此业主纷纷出现大幅度降价的情况。记者从万里板块德佑地产大华门店了解到,这个月平均每天仅有1组的带看量,较9、10月有大幅减少,业主们对价格纷纷有2%到3%的降价调整,对于急于出手的业主,降价幅度更是惊人,有近10%的可能。


  大华板块德佑地产门店经理表示,12月带看量出现了10%到20%的大幅度下降,每天平均仅有3到5组的带看量,而成交量则有近20%的下跌。在其出售的一套枫庭丽苑三房房源,业主初报价为370万元,后降至345万元,降价幅度达6.8%。这样的情况并不在少数,在万里板块德佑地产富平门店,一套达安春之声的二房房源,起初报价为410万,而近期业主则将价格调至370万,降价幅度接近10%,且购房者仍无意签约。

  买方重回观望态度

  德佑地产多家门店也反映,刚需二手楼盘在带看量、上门客以及成交量上均有大幅度下跌,大部购房者分持观望态度,仅有一小部分诚意度较高的客户似乎按捺不住出手。距离2014年仅有两天,想要扭转二手楼市本月颓势,似乎已无可能。今年12月的沪上二手楼市注定要经历一场寒冬。


  汉宇地产市场研究部分析师张颀分析认为,小部分房东提高卖房诚意度,但购房者观望情绪浓厚,这种状态直接影响当前成交表现。预计成交转淡迹象可能会被延续至明年春节前后。但在此之后,二手市场房价能否继续保持下行趋势,则基于更多的宏观、微观因素而决定,其中包括地方政策层面是否进一步收紧、楼市交易量是否保持低位、新房价格是否出现调整、买卖双方看涨预期是否扭转等情况。
