  市场机构中原地产研究部最新统计数据显示,截至14日,北京本月土地市场已经出让11宗土地,出让面积累计达到196.5万平方米,其中住宅类土地出让面积为155.9万平方米,住宅类用地约占土地出让总面积的8成。


  “1月下半月北京土地市场还将有12宗经营性用地出让,合计180万平方米,预计1月全月土地出让金将突破400亿元。”中原地产首席分析师张大伟据此分析认为,北京在2014年明显增加了土地供应。“从短期来看,预计地王依然会频繁出现,并进一步影响市场的价格预期,但供应的增加对缓解后市的供需结构压力有比较大的作用,房价在2014年的涨幅将有所缓解”。


  从2014年1月初的土地市场看,除了北京,还有许多城市的土地市场都成交火爆,土地出让金也明显上涨。资料显示,1月,东莞土地市场将有7宗地块陆续出让,面积共计13.4052万平方米。杭州土地市场(含萧山、余杭),计划挂牌41宗总计2033亩土地;上海土地市场共有27宗经营性用地(剔除动迁安置房用地)出让,出让宗数较2013年同期几近翻倍;深圳土地市场也将出让20宗地块,涉及土地面积461142 .5平方米,土地出让金442830万元。


  从已经出让的土地看,土地市场依然争抢激烈,“地王”大多出现在一二线城市。张大伟分析,这也证明了全国房地产市场在进一步分化,房企倾向于选择在一二线城市聚集,竞争更加激烈。
