  小白家住天通苑已经有五六年,目前所住的房子是一个80多平方米的两居室。在孩子出生以后,小白将父母从城区接来照顾孩子,一家五口挤在两居室里很不舒服,因此一直考虑在附近换一个三居室。


  去年,小白看了几十套房子,但是高昂的价格让他迟迟下不了手。天通苑的三居室都在130—150平方米之间,价格大多超过300万,每平方米价格超过2.3万元。


  “房主急售,降价20万!”春节期间,小白接到中介电话,天通苑西三区一套149平方米的大三居只要308万,比去年12月降低了20万元,每平方米不到2.1万元。

  “确实不好卖,好多业主主动要求压一点价格。”某中介公司经纪人李凯(化名)说,2013年,天通苑的房子价格一直在缓慢爬坡。去年12月初,一套120平方米的大两居最高时卖到300万,可如今要价290万,看房人仍然寥寥无几。


  “群租不让搞了,干脆卖了省事。”李凯介绍,天通苑很多大户型用于出租,甚至群租。北京两会透露将会“以房控人”,天通苑东四区作为北京试点,已经开始大规模清理群租房,一些业主“改租为售”,市场房源有所增加,价格有点下降。


  记者走访发现,另外一个大型经济适用房小区回龙观文化居住区,也出现房价降低情况,一月份同比下降3%。


  不过,100平方米以下的小户型房屋价格仍然“坚挺”,天通苑好地段“小户型”价格逼近每平方米3万元,回龙观则超过每平方米3.2万元。


  今天上午,伟业我爱我家市场研究院分析师孔丹认为,1月份,除大兴的二手房价格上涨外,北京远郊区县的二手房价格普遍回落,其中昌平的二手房房价跌幅最大,达4%。


  孔丹说,目前市场上的购房人群,主要以经济实力有限的刚性购房人群为主,远郊区县更依赖这部分人群。加之购房成本持续增加,购房需求整体萎缩。天通苑作为大型经济适用房区,房源量较大,在市场出现动荡时,肯定受影响最大。


  第一季度,北京房地产市场供应继续增大、房贷收紧,房屋价格或出现进一步下跌,反弹可能性不大。
