  目前,市场上的豪宅无论是在体量上还是层次上都在不断刷新纪录。五年前以1000万元的豪宅为神话,而今这种级别的豪宅在一线城市只能算是入门级豪宅,要够“豪”总价得要在5000万元以上了。


  克而瑞统计数据显示,2013年5000万元以上的超级豪宅全国一共卖了151套,但作为四大一线城市之一的广州仅卖了6套,占比不足5%,广州超级豪宅市场和北京上海仍有一定差距。


  千万元以上豪宅成交量



  广州5年翻28倍后劲强大


  从2008年至2013年,北京、上海、广州、深圳、杭州五个重点城市1000万元以上的豪宅成交量均出现翻倍增长,其中广州更是暴涨了27.75倍。克而瑞统计数据显示,2008年广州1000万元以上的豪宅总共网签了28套,而北京、上海、深圳、杭州都在100套以上,其中北京、上海都超过了700套。但是5年后,广州同样级别的豪宅成交量一跃到了805套的水平,暴涨了27.75倍。虽然在总量上和北京、上海的3012套和3406套的水平仍然相差甚远,但是显示了广州市场的强大后劲。数据显示,从2011年开始,广州千万级以上的豪宅成交量就开始超越了深圳和杭州,并且连续将老三的位置保持到了去年。


  同2012年相比,五大城市成交量都有不同程度的上涨。克而瑞分析指出,千万级豪宅集中成交主要有两大原因,一是受到去年房地产市场整体走高影响;第二,是受到房价上升因素影响,按单价提升20%来看,一些以往售价在七八百万元的项目也迈入了千万级行列。值得一提的是,广州2012年卖了764套,2013年同比涨幅仅5%,而其它四个城市的涨幅都在30%以上。


  2013年广州总价千万元以上的TOP10项目共成交了595套,占了豪宅成交总量的74%,和2012年基本持平。从具体项目成交看,天銮广场因为不限购的优势,去年一年共成交114套,成为1000万元以上高端物业的销冠,成交均价为53206元/平方米,每套均价为3013万元。保利天悦成交99套,中海云麓公馆成交97套分列第二和第三位。从单价上看,侨鑫汇悦台单价最高,为唯一一个超过8万元/平方米的楼盘。


  广州江景资源豪宅



  最高售价达2亿元以上


  数据还显示,2013年全国5000万元以上豪宅成交套数为151套,北京、上海仍占大多数,而广州去年仅卖了6套,占比不足5%。这6套单位分别来自大一山庄4套、侨鑫汇悦台1套、天銮广场1套,其中天銮广场为商住两用的酒店式公寓项目。


  克而瑞统计数据显示,大一山庄其中4套房总价超过了5000万元,这四套房的网签单价为56337元/平方米,套均总价为5950万元。该项目为独栋别墅项目,首推北区20栋并且以每栋都出自世界不同设计师之手为卖点,早在两年前就对外宣称部分别墅已经过亿元。


  侨鑫汇悦台以及天銮广场去年也各有1套住宅和酒店式公寓迈入5000万元顶级豪宅门槛,网签均价分别为117797元/平方米和100000元/平方米,成交总价分别为5100万元、7500万元。记者了解到,天銮广场去年成交总价为7500万元的物业实际上为顶层复式单位,由于面积大、楼层高、景观好,售价较低层小户型单位要高不少,而200平方米以下平层售价总价一两千万元。坐拥全广州最佳江景资源的侨鑫汇悦台去年推出的3栋楼王,其中就不乏上亿元的单位。根据销售人员介绍,该项目实际售价达到了9万-18万元/平方米,楼王单位的顶层复式单位最高售价可达2亿元以上。


  限售限签影响



  不少已售豪宅未能网签


  实际上,广州、北京等地豪宅市场均受到了限售限签限价的严重影响。以广州为例,从去年4月24日起,广州就全面执行商品房住宅预(销)售价格网上申报制度,开发企业预(销)售商品住宅前,须办理预(销)售价格网上申报,并接受国土房管部门的价格指导,否则不予发放预售证。此后,广州高价盘预售证获批严重放缓。不仅如此,为了控制房价,相关部门还对高价盘网签节奏进行控制。以广州知名豪宅大一山庄为例,记者在阳光家缘网站上发现,该楼盘去年网签量为10套左右,但是该楼盘营销总监张吉伏向记者表示,该项目去年共推出19栋别墅,一共售出17套左右,由于限签以及部分客户采用分期付款的原因,导致一部分单位目前仍然未进行网签。


  侨鑫汇悦台实际上也是如此,网易监控中心数据显示,侨鑫汇悦台在2013年仅网签了34套,而该项目相关负责人向记者表示,去年实际销售已经过百套。


  ■专家分析



  广州缺乏打造顶级豪宅的资源地段


  近两年,广州市场上不乏顶级豪宅的身影。去年包括大一山庄、从化亿城泉说、颐和高尔夫庄园、碧桂园棕榈岛、侨鑫汇悦台等多个楼盘都有亿元级别产品出售,大一山庄张吉伏表示,去年面积在1300平方米左右的大别墅售价已经过亿元,有一些样板房带装修带家私出售,价格就更高了,但网签价比实际售价要低。


  据记者了解,侨鑫汇悦台产品起步价就超过2700万元,最高售价也达到2.5亿元/套。但是,合富辉煌首席分析师黎文江表示,广州顶级豪宅体量上还是和北京、上海有一定的差距。很大原因归结于广州能够打造顶级豪宅的地段少,目前能够作为第一居所的豪宅除了地段好之外,还需要有稀缺资源,广州很大程度上只能依赖珠江,这也是侨鑫汇悦台能够卖高价的原因。实际上,目前在从化等许多别墅项目只能当第二第三居所,并不具备第一居所的条件。“因此,广州可选择的顶级豪宅产品很少。”


  从购买力而言,广州和上海、北京也存在差距,北京有足够的政要人士,作为国际大都市的上海也比广州具有更多高层次商务人士,豪宅自然更有市场。广州的豪宅基本上都以广州本地的买家为主。


  克而瑞数据显示,北京、上海去年5000万元以上的豪宅就分别成交了75套和44套,“广州的高端市场远不够成熟。”克而瑞信息集团董事长分析道。
