上海拟提高公积金贷款门槛 申请贷款需连缴满2年

  公积金贷款政策收紧在即。


  澎湃新闻记者独家获悉,随着上海楼市新政出台,上海公积金贷款政策也将相应收紧,申请公积金贷款购买改善二套房,普通住宅首付比例将从原先不低于30%提升至不低于50%,非普通住宅的首付比例将从原先不低于60%提升至不低于70%。


  此外,申请纯公积金贷款及组合贷款的门槛也相应提升,由原来连续缴满6个月公积金提升至连续缴满2年公积金才可以申请公积金贷款。


  据悉,上海大部分银行已经加紧办理申请组合贷款资料,公积金贷款政策预计最快在本周出台。


  接近上海市公积金管理中心人士表示,这是对3月25日,上海出台的《关于进一步完善本市住房体系和保障体系促进房地产市场平稳健康发展的若干意见》(后简称“若干意见”)中提及的政策,出台的配套政策。


  根据《若干意见》,对拥有1套住房的居民家庭,为改善居住条件再次申请商业性个人住房贷款购买普通自住房的,首付款比例不低于50%;购买非普通自住房的,首付款比例不低于70%。


  根据12329上海市公积金热线介绍,现行申请公积金贷款,是连续缴纳公积金满6个月,此外购买改善二套的条件是,在本市拥有1套住房,申请公积金贷款的主贷人以及配偶和子女,人均住房面积低于等于35.5平方米,再次申请公积金贷款购买二套房,视为改善二套。改善二套房子为普通住宅,首付比例不低于30%,利率为五年以上3.25%,五年以下为2.75%;改善二套为非普通住宅,首付比例不低于60%,利率上浮1.1倍。
