  每年清明节前后,墓地价格自然会成为人们关注的话题。在上海,为先人买块墓地,到底要花多少钱?


  墓地单价超上海房价4倍


  高端墓地289198元/座 价格最低60419元/座 平均售价91150元/座


  官方统计显示:2015年上海市内环新建住宅均价为72066元/平方米,全市成交均价21501元/平方米。墓穴单价远超上海内环房价,是全市均价的4倍以上。


  有机构测算,汤臣一品今年二月份之前的成交均价约为17.7万元/平方米,远低于高端墓地29万元左右的单价。


  查阅相关上市公司财报可以发现:在上海,高档墓地均价已经逼近29万元,九省市可比墓地均价也超过9万元。根据相关条例和各地方规定,推算每平米墓穴价格远超上海内环房价,是上海2015年全市新建住宅成交单价的4倍多,每平方高档墓穴单价远超上海顶级豪宅,是内环房价的3倍多。


  在香港联交所上市的福寿园(01448.HK)是国内为数不多的以墓葬为主业的上市公司,公司于2013年底在港交所主板上市,是中国最大的跨区域墓葬公司之一。阅读其招股书和历年财报,不难解读出墓葬业背后的真实数据,看看一个人离开人世后,找块安息之所到底要花多少钱。


  九省市均价9.1万元


  根据福寿园2015年中报,其目前出售的坟墓包括定制艺术墓、成品艺术墓、传统艺术墓、草坪卧碑墓等六种。其中定制艺术墓价格最高,2015年上半年共销售388座,均价为289198元/座 (人民币,下同)。价格最低的草坪卧碑墓的平均售价,也已经达到60419元/座。


  除去公益墓和部分地方政府出资进行的迁墓之外,福寿园半年内共销售墓穴6242座,扣除一家新收购的子公司,可比墓穴的平均销售价格为每座91150元,较上年上涨16271元,涨幅为21.7%。


  根据《殡葬管理条例》、民政部关于墓地墓穴的相关文件、各地政府的地方政策,可以得知一些数据。根据相关规定,国内安葬骨灰的墓穴面积一般不超过1平方米,因此可以推算出墓穴按面积计算的单价,已经超过9万元/平方米。


  9万元/平方米是个什么概念? 来自上海市统计局的数据显示,2015年上海市内环新建住宅均价为72066元/平方米,全市成交均价21501元/平方米。墓穴单价远超上海内环房价,是全市均价的4倍以上。同时根据网易房产的统计,今年2月份之前,上海著名的顶级豪宅汤臣一品,成交均价约为17.7万元/平方米,远低于最高档墓地每座29万元左右的单价。


  福寿园经营的区域覆盖上海、河南、重庆、安徽、山东、辽宁、福建、浙江、江西等9个省市的11座墓园,而且在其进入的大部分城市,都是当地最大的墓园企业。尽管总销售收入分布在各省市间并不均匀,但查阅一些具体墓园的销售均价,可以看出其差距远小于省市间销售总额的差距。可以这样说,福寿园公布的销售价格,具备相当广泛的代表性。


  毛利率近80%


  根据财报数据,2015年上半年福寿园墓地服务收入约为5.16亿元,其中绝大部分为墓地销售收入,总额约5.08亿元。根据其公布的成本数据测算,墓地服务的整体毛利率高达79.8%,墓地销售毛利率与这一数据接近,两者都接近80%。


  除了墓地服务外,殡仪服务的毛利率也相当可观,根据财报数据,其2015年上半年殡仪服务的毛利率,达到了71.8%。综合各项业务,福寿园2015年


  上半年总收入约5.876亿元,毛利约4.592亿,综合毛利率约为78.2%。


  不仅毛利率水平高,净利润率也颇为可观。同样根据财报数据,可以计算出其税前和税后净利润率约为45.7%和34.2%。


  无论是毛利率还是净利润率,福寿园都大幅超越主要房地产公司。尽管房地产被指责为暴利行业,但其利润率,还是无法与墓园企业相比。


  以中国最大的房地产公司万科为例。万科的业务遍布全国,在福寿园拥有墓地的绝大部分城市都有销售,以万科同期利润水平与福寿园做对比颇具参考价值。根据万科的财报 (为避免财务准则差异,选择万科港股的财务数据为对比),其2015年上半年营业额约为476.26亿元,毛利约为126.27亿元,税前利润约为105.1亿元,税后约为67.89亿元。由此计算万科的毛利率、税前利润率和税后净利率分别为26.5%、22.1%和14.3%。


  福寿园的毛利率、税前净利润率和税后净利润率分别是万科的2.95倍、2.06倍和2.39倍。如果剔除福寿园低利润的地方政府相关“迁墓”业务,则其毛利率是万科的3倍以上。


  墓地行业的高利润,让以墓葬为主业的福寿园利润迅速增加,从2012年6月份到2015年6月份,其半年度净利润从6365万增加到1.588亿元,增加了149.5%,在过去几年上市公司整体遭遇业绩压力的情况下,格外显眼。业绩增加的同时,福寿园加速全国扩张,其管理的墓园数量从2013年底上市时的6座,增加到2015年中期的11座。


  墓地价格连年上涨


  墓地的高价格近年广受诟病,但不少利益相关方以土地稀缺为由论证墓地高价的合理性。近期九部委发布的相关政策,也以节约用地为政策诉求之一。但是,墓地价格贵真的是因为土地稀缺吗?


  回过头来再看福寿园的财务报表。根据财务数据可以计算出,福寿园土地成本仅占销售额的2.5%,在成本中的占比也不过12.2%。销售金额2.5%的土地成本几乎是一个可以忽略的数字,因此,土地价格,并非当下墓地价格居高难下的主要原因。


  相关人士指出,建立墓园所需要的土地和房地产用地,要求完全不同。国内的一二三线城市,大部分墓园都建在远郊,有荒山的城市通常将墓园建立在荒山上,一般是将农业价值和商业开发价值都不高的土地用于建墓园。这样的土地,对大多数城市来说并不稀缺,价格也不高。


  但想获得设立墓园的批文却并非易事,墓葬行业事实上是一个在高度监管下运营的行业,所有用地需要严格审批。近年来对于墓葬市场化改革的呼声越来越大,其中一种声音认为,墓葬市场化有利于提高土地利用效率,降低墓葬成本。


  出发点可谓良善,但实际效果如何?数字已经说明了一切。
