  上海:有房源一夜爆跌160万

  美联物业深圳及惠州区董事总经理江少杰认为,新政落地后购买力预计将会减少三分之一,半年内将会对深圳房价产生影响,至少可以稳定住今年的房价。不过,民生证券地产温阳团队则预测认为,至年底深圳房价下降20%—25%。


  北京:下架万套高价房源


  市住建委对房产中介的专项执法检查,吓退了大批高价房源。昨日,羊城晚报记者通过链家官网发现,该中介公司网站上出现了大批量价格为每平方米14万多元的学区房。而此前挂出的每平方米动辄数十万的高价房源现已不见踪影。


  北京链家相关负责人对此表示,为了房地产市场的健康良性发展,他们下架了部分高价房源,其中主要是学区房。这些高价房源给市场造成了不良的氛围,单价高于15万元的房源他们将不再委卖,继续委卖的学区房标价一律不超过15万元。不过,羊城晚报记者昨天查询链家网站发现,仍有个别学区房单价在15万余元左右。


  一名地产界人士告诉对外称,近日北京房地产中介纷纷下架了高价房源,总数高达万套。近期政府相关部门约谈了多家房地产中介的相关负责人,要求这些地产中介作出不哄抬房价的保证,否则北京将出台相关的整治和调控政策。


  广州:交易量火爆 价格平稳


  在过去一年多的时间里,交易量多次下滑的广州楼市今年春节后也开始发力。 阳光家缘及搜房网广州二手房数据监控中心统计的最新数据显示,3月广州二手住宅网签共计10818宗,环比上涨311.02%,同比亦有288.86%的涨幅,是近5年来单月网签量最高。

  因此,广州与上述三大城市的房价愈拉愈远。有数据显示,二手方方面,2月,深圳成交均价4.8万元/平方米,上海成交均价为2.6万元/平方米,北京成交均价达到了3.9万元/平方米,而广州仅为1.69万元/平方米。为此,广州一线城市地位不保的声音也不绝于耳。不过,广州稳定的房价却赢得了不少网友的赞扬,有网友为此称之为“最理性的城市”。
