空铺、降租,曾经火爆一时的华强北,正处于阵痛中。当年大把赚钱的老板们这些年经历了什么,又有何打算?证券时报联合深圳大学传播学院课题组,以“迭代断层中的华强北”为题进行了三个多月的调研。

从月入百万

到赚不回租金

赛格广场2号门边,挂着四块写着“五星商铺”的牌子,这就是孟庆阔的柜台。

1999年,孟庆阔生下第三个儿子,为逃避计生罚款而放弃教师的“铁饭碗”,带着家人跟几个亲戚从老家安徽阜阳来到华强北。彼时,孟庆阔刚巧赶上华强北第二次变革的尾期。

上世纪八九十年代,深圳作为改革开放的前哨,华强北(前身为上步工业区)主打外向型加工业,低端的劳动密集型制造业大量由香港向内地转移,华强北成为第一站。随后,九十年代中后期,华强北成为深圳市中心,地价上涨让华强北迅速升级为电子元器件的批发中心、集散发中心,华强北实现第二波转型。

孟庆阔和亲戚抓住了机会,在工厂学到技术后,合资开了一家制造遥控器和控制板类的工厂,将自己生产的电子元件拿到华强北销售。如今,他在赛格电子市场和华强北电子市场仍有5个柜台。

这是华强北的黄金时代。以经营电子元器件为主的都会电子城、新亚洲电子商城于2003年、2004年先后开业,在华强北路西侧形成了以华强电子世界为龙头的电子元器件交易中心。而在华强北东侧,赛格电子市场、远望数码商城、太平洋安防通讯市场、赛博宏大数码广场、中电数码商城、明通数码通信市场和此前的赛格通信市场、万商电脑城等形成了以电脑、手机、各类数码产品以及相关配套产品为主的数码产品交易中心。华强北商圈由此奠定,东起上步路,西到华富路,南至深南中路,北抵红荔路,总占地面积约1.45平方公里。

而说到如今的状况,孟庆阔表示,“人流量跟以往相比减少了太多,2010年以后是一年不如一年”。

据赛格广场一楼楼层经理透露,该层共800多个铺位只租出500多个,空铺率高达37%。

深圳市电子商会会长程一木认为,空铺率是最直接的参考指标,一铺难求便是兴旺,“待字闺中”便是萧条。根据深圳市城市更新办的调查数据,华强北各商场已出现1%~57%不等的空铺率。当年华强北“一米柜台”转让费高达数十万、“一铺难求”时代已经终结。

作为这个丛林生态的一部分,华强北区域内的银行网点也纷纷撤场,在这1.45平方千米的商圈内,最繁荣时有61家银行入驻,但目前已有14家撤走。深圳市电子商会副秘书长陈立新认为,在2016年以及接下来的时间里,将会有更多的银行撤出,这反映出华强北商圈的现金流正在持续减少。

“山寨世家”的

辉煌与没落

在孟庆阔所在的赛格广场大厦,往西走310米,大约5分钟,穿过华强北路,是华强电子世界;往东,跨过3号路(道路以数字命名是华强北工业时代的遗迹),步行5分钟,就能走到中电电子市场,陈老板的两个儿子分别在这两个市场做外贸。

2009年,陈老板的两个儿子子承父业,出口山寨手机。华强北曾因山寨手机一战成名,闪电般造就了大批富豪,陈老板便是其中之一。

有朋友来家里做客,陈老板从抽屉里翻出一部手机——大气的“土豪金”配着银色的键盘,手机顶端竖着一根天线,袖珍版的“大哥大”,这部名为“520”的手机由陈老板在2006年所造。

这个如今看来土得掉渣的“520”,当年上市曾受到热捧,月销数千台,每台手机利润达三四百元。陈老板包下某工厂的两条生产线,日夜为其赶工。“那时顾客都先打款,再到我这里排队买手机。”

通常来说,山寨机的生命短暂,但陈老板的“520”热卖一年多,市场上还出现了盗版。这部“520”让陈老板和他的小舅子、外甥以及技术合伙人赚得盆满钵满,当年就在深圳买了房子。

往前回溯,陈老板曾经是普宁的一名语文教师,43岁时放弃教师职位下海经商。1999年,他投靠身在广州的小舅子,并联合外甥在广州南方大厦的新亚洲广场售卖来自香港的私货三星手机

2002年初,他们发现在广州售卖的华强北山寨手机利润可观,新的商机让他们决定转战华强北。2005年6月,陈老板在华强北成立了自己的公司,从“抄”开始。

4年辉煌之后,山寨市场也从2009年开始明显萎缩,54岁的陈老板退出江湖,把家业交给了两个儿子。他感叹说:“现在华强北的生意越来越难做,因为客户已经很精明了,知道生产一部手机的成本,因此利润被压得很低。”

根据深圳大学传播学院课题组在华强、赛格等10个电子市场所做的238份问卷调查,在2015年这个被称为华强北寒冬的年份里,40%的老板表示盈亏平衡,26%的老板盈利在10万元以内,13%的老板盈利在10万到20万之间,极少数人高于20万。在盈利的老板中,有88%的老板表示盈利在下降。华强电子世界深圳二店大门旁铺位招商平面图也显示,该店5层楼共有230个空铺位。

夕阳下的商户

在华强电子世界1号楼一楼,离陈老板大儿子的柜台不远的徐先生同样感到异常艰难,“甚至比2008年还难”。

1997年从宁波来到华强北的徐先生,当时在华强和赛格广场各有一个铺位。徐先生回忆,那时来此经营电子元器件生意的人还不算多,但当时电子产品新奇稀缺,全国各地的人都来这里进货。

原本在老家仪表工厂做金属器械工作的徐先生,经几个在深圳做电子元器件生意的同乡介绍,决定来深圳闯荡一番,销售测试探针(应用于电子测试中测试PCBA的一种测试仪器),由自己在宁波制造测试探针的工厂供货。由于生意一帆风顺,2000年,徐先生外甥等亲人也来到了这里。

徐先生估计,华强北经营测试探针的柜台有二三十家,销售测试探针的毛利不足16%。在辉煌时期,徐先生不仅能接到国内各地的订单,还会接到很多外单,如印度、越南和泰国的客户也会光临徐先生的商铺。

现在同行竞争过于激烈,电子企业或倒闭或迁离也对他造成巨大冲击。徐先生的客户是电子工厂,现在大多电子企业已将工厂迁到东南亚、南亚等地。三四年来老客户陆续走掉,而新客户却很少,大批量购买的客户更少。

深圳大学传播学院课题组调查显示,84%的老板做着固定的老顾客生意,因此如果老顾客的工厂不景气或者倒闭,那么订单必然减少。而69%的老板由自己或亲戚的工厂供货,订单减少意味着自己或亲戚的上游工厂也要受牵连。

今年55岁的徐先生已心生退意,看着刚大学毕业偶尔来这里帮忙打理柜台的儿子,徐先生说:“我年纪也大了,能维持就维持一下,我不会让儿子继续在这里卖电子产品,这个已经是夕阳产业了。”

2008年还在读大二的Leon,从东北休学来到华强北,想多些社会实践,以考虑将来考研的方向,不料来华强北之后便不想再返校读书,“当时外贸很好做,赚钱很快”。

初到华强北时,Leon听过一句话:你在华强北逛三天,就会知道以后该做什么了。Leon在华强北的第一份工作是卖太阳能板,每天只睡四五个小时,回报丰厚,但后来生意难做,Leon离开华强北,转战餐饮行业。

课题组调查发现,对于自己和华强北的未来,87%的老板表示没有信心、顺其自然或是不关心,其中一些人认为华强北的未来只是集团和政府的事。在士气普遍不振的情况下,已有72%的老板打算转行。

这背后,互联网和电子商务的崛起,对华强北产生了一定的冲击,交易功能在逐步萎缩。

“地狱”求生

有知难而退者,也有急流勇进者。赛格广场往北约400米处,便是赛格经济大厦,紧挨着现代之窗大厦。在这里,一个年近40的女人正在逆境中谋求突围。

“华强北是个很神奇的地方,也许路上走过的一个普通人,可能就是在这发家的千万富豪。”闵晴说,“这是个让很多人创造过梦想的地方,但是近年来华强北也在毁灭很多人的梦想。”

2004年来到华强北的闵晴,一直在某上市互联网公司工作,不甘于现状的她2008年放弃了升职的机会,创立了自己的公司,但她很快发现小型互联网公司极难存活,于是,2009年便切换到传统行业,因为“传统行业相对互联网门槛比较低,一个人两个人就可以做”。

她如今是深圳奥诗德科技公司的总经理,从2009开始做国内的上网本,到平板电脑兴起时做高仿平板电脑外销;从2010年开始在华强电子世界做柜台,到后来转战桑达电子城。她获得了华强北的馈赠,也经受了它的洗礼。

2009年9月的一个下午,一个看起来稀松平常的人来到闵晴的柜台前,“他问我卖的上网本是什么牌子的,我顺口就说是山寨的,也就是国产的,结果货全部被没收了”。说起那次便衣检查,闵晴感慨万千。

在她眼里,这里跟风的人太多。“只要有东西卖,他们就一窝蜂而上,基本都是想着赚一笔热钱就走。”她认为华强北的大部分老板风气浮躁,不会投大资金和时间来研发产品,正因此,华强北很多产品没有竞争力。

为了提升自己的竞争力,奥诗德公司在2013年后除贴牌代加工外,开始生产、加工、销售自己的品牌平板电脑。除了核心芯片则来自台湾或国外,其研发、系统的集成、组装皆由深圳本地完成;公司按照方案公司对电脑的设计,采购相应的配件进行组装。

据了解,2011到2013年是平板电脑的兴盛时期,奥诗德公司2010年销售额不足500万元,2011年则逼近2000万元,2013年超过5000万元,但2014年迅速回落至2000多万元。对于公司2014年以来的疲软,闵晴认为一定程度上是由于电子产品过了井喷发展期,但她认为更与市场不景气以及转型等大环境密切相关。奥诗德公司2013年便开始通过阿里巴巴网站发展跨境电商,并建设自己的跨境电商平台。

Leon也曾在2015年推广一款儿童定位手表,与父母手机绑定后,父母不仅可与孩子通电话,还能即时定位孩子身在何处。前两个月人们都疯抢,第三个月便有人开始囤货在淘宝、天猫上出售。第四个月销售量明显下滑,因为此时市场里已出现大量的仿制品,价格更低。“一个好产品就这样被卖死了。”

当老的渠道日渐枯竭,老板们不得不寻找新的客源。据调查,除了50%的人因不会操作管理网店、没有精力、网上客户少且购买量少、利润少等原因没有开设网店外,另一半柜台老板都已开设网店,或者剑走偏锋、看准长尾市场走差异化路线。

华强北一度利用其强大的硬件条件,使得山寨水货泛滥成灾地。据程一木介绍,华强北在手机等电子产品上,充斥着翻新机、山寨机和水货,“你新买的手机回家后可能发现里面有别人的照片和短信”;而元器件市场体现在将非正牌货当正牌货卖,将拆机货当原装货卖。

程一木曾在元器件市场里看到小孩卖芯片,心想“这些小孩不简单,还懂得卖芯片玩意儿,这可是高科技、高大上的东西”。结果小老板们说这跟卖土豆白菜没差别,无非进货之后加个价卖出去便是,至于芯片的用途,他们不知道也没打算去知道。“这个钱赚得太容易了,这个钱来得太爽了!”

曾参与创办华强北商会、现为深商联合会副秘书长的黄东和认为,柜台老板曾经一个月赚10万,现在仍坚守老的经营方式每月只能赚2万,却依旧舍不得2万而不愿转变。可原来仅是作为平台和渠道商的华强北不再需要没文化的人,不再需要只能从早上6点扛到晚上12点的人,而是需要有想法、敢于冒风险的人。

这是华强北遇到的难题,很多人要因此而离开,也有很多新人要来。华强北的第三次转型,还只是棋在中局。
