  Residential land prices rose 4.66%

  新京报快讯(记者赵实)今天,国土资源部网站发布今年第一季度国土资源主要统计数据。数据显示,第一季度全国国有建设用地供应量同比下降0.2%,主要监测城市地价均变化平稳,住宅地价环比增速温和上行,矿业权出让有所下降,地质灾害发生数量和造成损失明显增加。


  房地产用地同比下降4.4%


  在国有建设用地供应情况方面,全国国有建设用地供应9.47万公顷,同比下降0.2%。其中,工矿仓储用地2.47万公顷,同比下降2.7%;房地产用地2.36万公顷,同比下降4.4%;基础设施等其他用地供应4.64万公顷,同比增长3.7%。


  据《中国国土资源年鉴》数据显示,2014年、2015年全年土地供应量同比分别下降13.7%和17.7%,今年第一季度用地供应基本与上年同期持平,土地供应持续下滑的态势得到初步遏制。


  住宅地价同比增长4.66%


  主要城市地价监测情况显示,第一季度末,全国105个主要监测城市综合、商业、住宅、工业地价分别为3668元/平方米、6767元/平方米、5554元/平方米和766元/平方米。四类用地价格环比增长率分别为0.96%、0.57%、1.27%和0.73%,同比增长率分别为3.55%、2.60%、4.66%和2.50%。


  据相关负责人分析,去年下半年以来,全国一二线城市房价上涨,带动了土地市场回暖及地价小幅回升。第一季度内需逐步回升,消费、投资、工业均表现良好。而高端制造业、新能源、快递物流业等战略新兴行业逐步释放需求,对冲了部分传统工业用地需求萎缩。


  地质灾害同比增1.3倍


  矿业权出让情况方面,第一季度全国出让探矿权139个,同比下降18.8%;出让价款1.27亿元,同比下降65.9%。第一季度全国出让采矿权246个,同比下降32.8%;出让价款11.52亿元,同比下降5.8%。据分析,这是因为当前受市场需求疲软和矿产品产能总体过剩等多因素影响,矿业总体依然处于深度调整期。


  而在地质灾害防治方面,全国共发生地质灾害304起,地质灾害发生数量同比增长1.3倍,造成死亡失踪人数和直接经济损失均有所增加。据国家防总透露,由于罕见的超强等级厄尔尼诺事件,今年我国气象年景总体差,防汛抗旱形势极为严峻。
