  为什么十年之久,一本看似简单的房产证却迟迟办不下来,记者决定帮住户们去问问。

  十年过去了,为何房产证迟迟没下文


  昨天上午,记者来到鄞州区洞桥镇,洞桥明苑小区就在这里。


  小区在洞桥镇政府南面,属于镇中心位置,以多层楼房为主。虽然有着近十年房龄,但小区看上去还是比较新,房屋间隔也比较大,里面绿化和健身设施都比较完备。


  记者在小区里随机采访了几位住户。


  ●60岁的马阿姨 孩子上学难


  60岁的马阿姨正准备出门,当记者问及房产证一事时,她比较激动。马阿姨说,房子是儿子的,当时符合大龄青年安置房的条件购房的,价格也不贵,每平方米一千多元,可房子买了后,房产证却迟迟没有拿到,“一直拖着说明年办,这一转眼都10年了,还是没有下文。”

  朱女士是台州人,丈夫老家在东北,夫妻俩在洞桥工作了十多年,也算得上是新宁波人。2007年,朱女士在洞桥明苑小区买了一套70多平方米的房子,虽然不大,但也算在宁波安下了家,可十年过去了,一家人户口一直没有着落。

  这个建筑面积近27万平方米、有2200多套住宅,洞桥镇里规模较大的一个小区,房产证却一直没有,背后原因到底是什么?


  昨 天,记者来到明苑社区居委会,负责人王德芳介绍说,洞桥明苑小区是2003年开始建造,由宁波鄞州工业园区投资开发有限责任公司建设,占地总共500多 亩,主要解决规定区域内的拆旧购新户和农村住房困难户、大龄青年等对象的购置,区域覆盖鄞江、洞桥、章水、龙观四个乡镇。


  为什么没有房产证,王德芳说因为当初是先用后批,手续上不是特别齐全。


  当时,小区房价75平方米以内,每平方米1350元;超过75平方米的,每平方米1552.5元。当时洞桥镇的房价,每平方米三四千元。

  针对此事,洞桥镇副镇长胡杰表示,洞桥明苑小区房产证 办理工作目前正在进行当中,由于该小区建设历史比较久远,权属关系复杂,办证户数较多,各类资料核对工作量较大,相关资料需要进行仔细核对,导致目前办证 进度总体上有点偏慢,洞桥镇政府和相关职能部门已经在尽量加快相关手续办理进度。


  胡杰告诉记者,洞桥明苑小区的土地证是从无到有的过程,2014年时办出集体土地证,同年年底才变更为国有土地性质。


  鉴于目前权属关系复杂,胡杰表示按照先易后难的方针进行逐批办理,对资料符合的第一批房产证将在近期办理完成进行发放。“第一批已经有十本证做出来了,5月底还会有54户可以拿到产权证,7月份以后,有近200户可以办好。”后续的各批次房产证也将逐步跟上。
