《经济学人》一篇文章中,曾描绘过未来分享经济风潮盛行的情景:一位女士提着100美金/次租来的奢侈品包走回家。她的儿子正在吹奏着租金55美元/月的萨克斯,女儿推着租金18美元/天的自行车。

同样,这场“经济与资源配置变革”也正在悄然改变中国。

本文主要聚焦闲置房/车分享,重点解读中国分享经济供给双方最关切的几个问题:

中国人把车和房投入分享经济市场的真实动力有哪些?

产权所有者对定价的期望值,与市场标准行情差异多大?

“使用优先于购买”(Access over ownership)、“以租代售”,会是中国社会未来的大势所趋吗?

中国人对于出租闲置物品这件事儿又有哪些偏好和顾虑呢?

数据揭秘

A.对供给侧而言,金钱回报是首要驱动力;出租房意愿远高于车

对于有意愿出租闲置车/房的人,最大的顾虑是安全和隐私风险(占比63%)。对于不愿意出租闲置车/房的人而言,“不喜欢陌生人使用自己的东西”则是首要顾虑(42%),其次才是隐私和安全顾虑(30%)。

无论是否愿意出租,拒绝出租者和愿意出租者认为“麻烦,耗费精力成本”的比例持平,均为17%。

从愿意出租者的最大动机来看,高达72%的人认为是金钱回报。或者说,这部分人尽管对安全、隐私和精力成本有所顾虑,但是这些顾虑是收益可以克服的。另外有近两成人是以社交(认识新朋友)为首要动机的。

然而有研究显示,租借者和拥有者之间的关系其实并不熟络——毕竟,从陌生到熟识的过程本身就需要投入精力成本,而这种精力成本的回报又无法预知的小。

无论怎样,你很可能大部分时间对于你的租客都是“神龙见首不见尾”(尤其是短租),保持距离对双方来说无疑是最佳选择。因此,考虑“社交”作为租借闲置物品的收益的因素会较小。

另外,人们对于出租闲置公寓/房间的积极性远高于租车,分别为82.4%和17.6%。

哈佛商业评论认为,“分享经济”的叫法并不贴切,称之为“合作消费”(CollaborativeConsumption)或者“入口经济”/“使用权经济”(Access Economy)或许更加合适。因为一般意义下对于私人所有权的物品,“分享”行为的前提是两个人比较熟识——有信任基础。而分享经济很可能把你最私密的家分享给一个六度人脉都难以够到的陌生人,确实会对不少传统观念造成冲击。

那么租借意愿还可能受什么因素影响?有过分享经济使用经历的人会更加愿意成为供给方吗?也不尽然。我们的调研发现了一个有意思的现象:从分享经济经历维度来看,人们对于出租闲置房间和闲置车的倾向有明显的差别。

一方面有意愿出租空闲公寓/房间的人远高于出租闲置的车,另一方面,有分享经济使用经验的人比没有经验的人更愿意出租车,更不愿意出租房。

B.定价期望:市场价50%-100%,是最大的心理区间

以市场价格作为参照,大部分人选择了定价在市场价格的一半到持平的水平。希望定价高于市场价格的仅占8%左右。

这说明闲置车/房所有者对于价格的预期并不很高。一方面这可以作为平台制定比例提成的参考,一方面也体现了分享闲置的房间/车会相对传统酒店业和租车行业的明显优势:整体更加低廉的价格。

里夫金(Jeremy Rifkin)教授指出,分享经济之所以存在价格优势,本质在于分享内容的接近于零的边际成本。低廉的运营成本对于拥有闲置资源的供给侧而言,利润与收入几乎相等,对于供给侧而言,“只要租出去就赚了”。

对于需求方而言,闲置资源“标准化不足,个性化有余”的特点也可能成为加分项。Airbnb上面的很多特色房源(古堡、树屋、帆船等)成为了其吸睛的卖点,很多旅行者为了寻求独一无二的旅行体验而愿意为其支付溢价。

C.供给偏好:短租供给超1/3,全年无休者84%

从租借时长和时段来看,希望租借者长期租借的人更多,希望无论淡旺季都租借的人占八成。

长期租借的运营成本和精力成本均小于短期租借,而尽管在需求高峰期出租的性价比可能更高,人们仍然希望尽可能最大化租借时间以获得更多利润。

D.对租客要求:外国人“不吃香”,信用评价最重要

当问及对于租借者的偏好时,信用评价是供给侧最看重的因素(占76%),两成多人希望租借者和自己“越相似越好”,仅有1%的人希望租借者和自己“越不同越好”。

这与斯坦福大学的一项研究结果不谋而合:人们更愿意相信和自己相似点更多的人——在这里,“相似”可能体现在性别、年龄等,也可能是性格、兴趣——这是一个出于本能、非常自然的社会偏见。但是当评论的数量到达10条以上时,情况出现了明显的逆转:人们不再在意相似程度,开始依赖评论来做抉择。

另外,超过一半人不在意租借者的国籍;更愿意接待本国人的比例(37%)远高于更愿意接待外国人的比例(9.5%)。

E.平台倾向性:多平台发招租信息,看重隐私和收费便捷

38%的人对于租借平台的属性没有明显偏好,会在多个平台发布租借信息寻求曝光量的最大化从而提高租借概率。

偏好垂直细分的租借平台者(35%)对于自己拥有的闲置房/车资源的定位可能相对更加明晰,这部分人比偏好大而全的综合租借平台者(27%)高8个百分点。

隐私安全的保护、完善的信用互评体系和便捷安全的收费体系是供给侧对于租借平台最关心的三个方面。

最后谈谈

趋势:从消费者到“产消者”(From consumer to prosumer)

这是互联网时代(或许以后的物联网时代)势不可挡的趋势:闲置物品有偿分享的低廉边际成本让消费者逐渐向“产消者”(prosumer)过渡。许多物品的所有权不再那么重要,重要的是需要它的人可以充分利用到。而这又会对很多生产者造成不小的冲击,成为它们转型和创新的动力。这也意味着人们要在更多的隐私数据暴露和更好的服务之间进行权衡取舍。不过很多时候,这些不足与顾虑也正是机遇之所在——在提高信息安全领域上做文章可能会涌现新的商业模式和创业契机。

与此同时,人们的意识也在逐渐变化,变得对这个世界更加开放,变得更加注重绿色和可持续的生活方式。分享即共赢。也许有一天,世界将变成开放社区,“地球村”不再是乌托邦。这一天或许为时尚远,但是随着技术的进步和制度的完善,效率的提升是必然。分享经济会更加蓬勃发展,也会给社会打来更多的正外部性。
