  城市测量师行分析师邵明浩说此举显示从政府的角度来看,希望能看到,搭建一个多层次的住宅市场体系。


  罕见!苏州政府紧急出招 对10宗地块设置最高报价


  近期楼市持续升温,管理部门的调控措施也在不断跟进。苏州市国土资源局近日发布公告,要求对10宗地块设置最高报价,后续拍卖当中,报价超过最高报价的,终止土地出让,竞价结果无效。在此之前,苏州市国土局已经取消了五个地块的出让。


  根据市国土资源局发布的公告:经市政府批准,十宗地块设定最高报价,对报价超过最高报价的,终止土地出让,竞价结果无效。据了解,这10宗地块中,相城区6宗,吴中区和高新区各2宗。这幅位于相城区高铁新城南天城路南、正辉路东的36号地块,最高报价为39.4633亿元,算下来最高楼面价不得超过21000多元。高铁新城有关人士认为,限价令符合高铁新城长远发展的需要。


  “因为高铁新城,目前在创业成本、安家成本方面,相对于周边地区仍具有比较优势,”苏州高铁新城综合办公室综合科副科长陈雷说,“限价政策的实施,有助于保持开发建设的良性循环,提升高铁新城的人气,继续发挥创业安家成本的“洼地”效应,加快高铁新城产城融合的步伐。”


  房产业内人士认为,这次苏州设定土地最高报价,确实比较罕见,应该是对于此前土地价格持续上升,导致房价不断攀高的一个积极举措。
