法制晚报讯（记者 张婷）上海迪士尼乐园将于本月16日正式开幕。除了吸引大量游客前来，不少“精明”的上海人也做起了“周边”生意，将闲置住房腾 出用作短租房。巨大的客流让酒店住宿房源形成缺口，据短租平台数据显示，近期迪士尼周边房源和搜索量都增加了近2倍。辐射范围最远可达迪士尼周边四五个地 铁站远的距离。
发现 闲置老房 短租预订已到7月末
“由于迪士尼的效应，让我家那套20多年的老房子终于有点利用价值了，现在客人都已经预订到7月了。”上海本地人刘先生说起来仍喜形于色。记者了解到，刘先生家有套上世纪90年代的老房子，位置在上海地铁11号线御桥站附近，就离迪士尼四站路。
刘先生说，浦东地区相对位置比较偏，而迪士尼附近更是“远郊地区”。“我工作和孩子上学的地方都在浦西，我们家在浦西还有两套房子，所以这边的一套基本上就空着。”
不过，随着地铁11号线的开通以及迪士尼开幕的脚步临近，刘先生家的老房子一下子成了“香饽饽”，刘先生说，目前身边也有不少人开始想做短租的生意了。
记者了解到，刘先生在3月初就重新将房子装修了一遍，挂在短租网站上当做短租民宿。目前这套房子已经成为该网站搜索排名第一的房源，6月份基本上是满房的状态，而且已经预订到了7月末。
追访 酒店房源存缺口 促短租生意火热
记者今早在携程网搜索发现，在6月16日—18日迪士尼开幕期间，乐园周边的酒店基础型房型基本售卖一空，在售的更多的是豪华型客房。
据 介绍，上海迪士尼自五一试运营至今，已带来日均近8万人次的超大客流，住宿形成巨大缺口，拥有420间客房的迪士尼乐园酒店和800间客房的玩具总动员酒 店，截至6月底的房源都已预订一空，连7月的房源也较为紧张。另据上海旅游局数据，目前上海酒店的平均入住率在60%~70%之间，即便考虑互补效应，也 难以承受目前的旅客体量。
在线短租平台“蚂蚁短租”负责人称，近期平台里上海的短租房源迅速增长了2000余套，迪士尼周边房源和搜索量都增加了近2倍。迪士尼乐园对短租市场影响的辐射范围最远达到了四五个地铁站远的距离。
价格方面，一套两居或三居，网上短租价格为每天300-600元左右不等。火热的行情让短租房源的房东们对于收益比较乐观。
不 过，业内人士也表示，短租是伴随“分享经济模式”的兴起而出现的房屋租赁形式，目前我国在短租市场的管理方面存在不少漏洞。短租的主要房源集中在旅游热点 地区，个人房东是否具备营业资质？在缺乏监管部门对治安、消防、卫生等方面管理的情况下，房东和租客的人身财产安全能否获得保障？一旦发生纠纷又该找谁处 理？这一系列问题是目前短租市场所面临的。
