  根据中国房价行情平台发布的中国城市租金排行榜,对42个主要城市(直辖市、省会、计划单列市和部分经济体量比较大的城市)的房屋租金进行对比后发现,北上深三大一线城市的租金在全国遥遥领先,广州以及杭州、厦门、三亚紧随其后,呼和浩特、石家庄等垫底,这和这些城市的房价水平基本吻合。在房屋租售比方面,厦门租金收益相对最低,要收租63年才能回本。



  北上深排名前三


  数据显示,5月份北京房屋的月平均租金达到71.24元每平米,也就是说在北京租一套100平方米的房子,一个月的租金超过7000元。这是平均价,在市中心价格更高。紧随其后的是上海和深圳,这两个城市的平均月租金超过66元/平方米。

  从第八位的南京开始,大部分城市的租金差别不大,比如南京平均租金为33.23元,第14名的温州租金为30.21元。总体上看,沿海发达地区的城市房价高,房租也比较高。在14个平均租金过30元的城市中,除了哈尔滨,其他城市均位于沿海地区。


  相比之下,42个主要城市中,租金最便宜的几个城市分别是石家庄、呼和浩特、无锡、乌鲁木齐和合肥。其中石家庄和呼和浩特的平均租金都低于20元,其他三个城市也仅略高于20元。倒数第五的合肥尽管近来房价快速上涨,但平均租金也仅有21.52元,这说明租金相比房价有一定的滞后效应,预计未来该市房租上涨仍有较大空间。





  厦门的租金收益相对最低


  不过,一些城市的租金涨幅虽然快,但是还无法追上房价上涨的步伐。这其中,房屋租售比可以反映一个城市的收租回报周期。


  按照国际惯例,租售比是衡量一个地区房地产市场运行状况的重要指标,它指的是每平方米月租金与房价之间的比值,国际标准通常为1∶100到1∶200。不过由于国情等方面的差异,例如发达国家在房屋持有环节的成本更高,因此房租也会更贵。另外,中国的消费观念与发达国家不一样,中国民众比较倾向于买房。


  综合各种原因,中国的房屋租金回报周期一般要比国际标准更长。根据统计比对,我国很多城市的租售比通常为1∶400,甚至更高。而房屋租赁回报周期最长的厦门,房屋租售比高达1∶756,也就是说,需要出租房屋756个月(约63年)才能收回购房的本钱。


  厦门的回报期之所以这么长,与其近年来快速上涨的房价有关。自2009年以来,厦门房价都保持上涨势头,涨幅相当惊人。根据中国房价行情平台的数据,5月份厦门的平均房价已达到29027元,而5月份每平米的月租金为38.38元。



  培育租赁市场促楼市健康发展


  国务院办公厅日前印发《关于加快培育和发展住房租赁市场的若干意见》,要求到2020年,基本形成供应主体多元、经营服务规范、租赁关系稳定的住房租赁市场体系,基本形成保基本、促公平、可持续的公共租赁住房保障体系。《意见》还提出各地要制定支持住房租赁消费的优惠政策措施,引导城镇居民通过租房解决居住问题。


  但房租过高显然不利于租房市场的培育。根据国务院出台的《意见》,允许将商业用房改建租赁住房,这有望让不少空置的房屋进一步得到盘活,尤其是一些城市空置的商业空间可以被灵活运用,使其具备住宿功能。这有望在一定程度上降低房屋的租赁价格。从这份《意见》的思路来看,就是要通过加大供给来降低房租,从而抑制部分购房需求,进而抑制房价过快上涨,引导整个楼市健康发展。
