北京“地王”潮:59宗历史地王累积地价近2000亿|地王|北京|地价_新闻资讯

  持续的地王浪潮正在让北京地王总金额不断攀升。数据显示,截至日前,北京历史累计土地出让经营性用地楼面价超过3万元的地块合计有59宗,这59宗地王合计土地出让金为1919.38亿元。


  据中原地产研究部统计,楼面价3万元/平方米的地王出让总额逼近2000亿元。对此业内人士分析,该项数据在创造新纪录的同时,也与当下北京楼市销售额形成了鲜明的对比。截至6月16日,北京楼市销售额只有224.8亿元。


  统 计显示,目前北京地王楼面价平均高达3.8万元/平方米。若简单按照基本成本测算,销售价格需要在6万元/平方米左右。但目前北京房价销售均价在3.5万 元左右,这对未来入市的地王项目而言,难度可想而知。尤其是对统计中的1919.38亿元的地王项目来说,未来三年如果销售额不到2000亿元以上,很可 能出现部分项目的资金链风险。


  中原地产首席分析师张大伟分析认为,如果按照目前市场正常的销售利润,这部分地王的总货值预期将在3800亿元。而当前楼市224亿元的销售额,只相当于一年的资金成本。


  资料显示,2016年是地王出现最频繁的一年,北京作为一个典型城市,已经出现了地王遍地的现象。全国范围内,从单宗地总价最高的全国 50宗土地看,合计50宗地成交金额2285.1亿元。其中,国企来源的高达65.3%,为1493.65亿元。从地块分布城市看,南京总价地王最多达 13宗、苏州8宗、北京7宗、杭州4宗,主要分布在一二线城市。整体看,国企在这一轮土地市场热潮中占据了绝对主导。


  业内人士分析,出现地王潮的根本原因还是资金潮下的资产荒。对于一二线城市来说,未来一年房价不涨超过50%,拿了地王的企业都将面临入市难题,巨大的成本压力将带来极大风险。
