北京豪宅拉高成交均价 每平米高达15万元

　　中新网北京7月3日电(记者 于立霄)今年上半年，北京新房市场整体降温，交易量由升转降，但公寓类产品却出现爆发式增长；市场平均价格在豪宅拉动下出现结构性上涨，部分豪宅每平米涨至15万元(人民币，下同)。

　　今年上半年，北京新房市场整体出现“量跌价涨”的现象。据伟业我爱我家集团数据中心统计，1至6月，新建商品住宅(不含保障房)共成交60211套，比去年同期上涨55.6%，环比2015年下半年下滑7.2%；成交均价为每套31554元，环比2015年下半年上涨14.6%。

　　公寓类产品在北京，除通州区限购之外，其他区都不限购，因此出现了爆发式增长。上半年，公寓类产品共成交33465套，占新建商品住宅(不含保障房)交易量的55.6%，创下历史之最；4月和6月为集中爆发期，4月销售9748套、6月突破10000套。

　　随着土地供应逐渐减少，土地价格不断攀升，地王频频出现，新建商品住宅呈现高端化、豪宅化的趋势。近两年来，由于国家进一步放开豪宅限制，北京的豪宅市场在2015年、2016年得到集中释放，新房成交均价被随之拉升。

　　该数据显示，上半年，北京成交的新建商品住宅(不含保障房)中，平均价格每平米超过10万元的豪宅共有225套，同比2015年上半年上涨65.4%，环比2015年下半年上涨94.0%；总价超过1000万元的豪宅共有2799套，同比2015年上半年上涨133.4%，环比2015年下半年上涨33.1%。

　　北京的豪宅多在朝阳、海淀、东城、西城等区，成交均价较高。其中，位于海淀区的北京壹号院、万柳书院等楼盘，成交均价已经突破每平米15万元。

　　北京房地产市场前景如何？伟业我爱我家集团副总裁胡景晖表示，在市场后续需求有限、国家楼市政策收紧的背景之下，下半年北京新房市场难有较大起色，低温状态还将持续。而伴随着更多的豪宅进入市场，新房的价格或还将被拉高，但豪宅的高价销售也将面临很大考验。(完)
