北京豪宅拉高成交均价 每平米高达15万元

  中新网北京7月3日电(记者 于立霄)今年上半年,北京新房市场整体降温,交易量由升转降,但公寓类产品却出现爆发式增长;市场平均价格在豪宅拉动下出现结构性上涨,部分豪宅每平米涨至15万元(人民币,下同)。

  今年上半年,北京新房市场整体出现“量跌价涨”的现象。据伟业我爱我家集团数据中心统计,1至6月,新建商品住宅(不含保障房)共成交60211套,比去年同期上涨55.6%,环比2015年下半年下滑7.2%;成交均价为每套31554元,环比2015年下半年上涨14.6%。

  公寓类产品在北京,除通州区限购之外,其他区都不限购,因此出现了爆发式增长。上半年,公寓类产品共成交33465套,占新建商品住宅(不含保障房)交易量的55.6%,创下历史之最;4月和6月为集中爆发期,4月销售9748套、6月突破10000套。

  随着土地供应逐渐减少,土地价格不断攀升,地王频频出现,新建商品住宅呈现高端化、豪宅化的趋势。近两年来,由于国家进一步放开豪宅限制,北京的豪宅市场在2015年、2016年得到集中释放,新房成交均价被随之拉升。

  该数据显示,上半年,北京成交的新建商品住宅(不含保障房)中,平均价格每平米超过10万元的豪宅共有225套,同比2015年上半年上涨65.4%,环比2015年下半年上涨94.0%;总价超过1000万元的豪宅共有2799套,同比2015年上半年上涨133.4%,环比2015年下半年上涨33.1%。

  北京的豪宅多在朝阳、海淀、东城、西城等区,成交均价较高。其中,位于海淀区的北京壹号院、万柳书院等楼盘,成交均价已经突破每平米15万元。

  北京房地产市场前景如何?伟业我爱我家集团副总裁胡景晖表示,在市场后续需求有限、国家楼市政策收紧的背景之下,下半年北京新房市场难有较大起色,低温状态还将持续。而伴随着更多的豪宅进入市场,新房的价格或还将被拉高,但豪宅的高价销售也将面临很大考验。(完)
