  新京报快讯(记者赵实)2016年第二季度全国主要城市地价监测报告日前发布,全国主要监测城市第二季度总体地价为3715元/平方米,与去年同期相比,85个城市同比上涨。新京报记者注意到,北京、上海、广州、深圳、南京、厦门、合肥、张家口、珠海9个城市的地价增速都超过了10%,上海最高,达到了21.46%。


  中国土地勘测规划院城市地价动态监测组发布的报告显示,就住宅地价而言,在监测的全国105个城市中,一线城市的环比增速整体超过3.0%,处于快速上升状态。二线城市同比增速也呈上升态势,厦门、南京、合肥三市的住宅地价同比增速,进入全国最高的前十个城市中。三线城市中,也有少量城市住宅地价快速上涨。


  监测组专家表示,二季度热点城市地价上涨,主要是由于国内经济总体平稳,地产领域资金充沛,带动了地价的温和上行,“在资金充沛、热点区域销售良好的情况下,房地产开发企业的补充库存需求不断增加。”而且,二季度的房地产市场中,除个别城市政策收紧外,整体基本宽松稳定。


  南京、合肥、厦门等城市的地价为何增速较快?监测组专家分析,这是由于沪深限购加码,上海实施房地产金融宏观审慎管理,北京通州也将商住纳入限购范围,一线城市收紧的调控政策,不仅使自身的地价出现了增速,也促使部分二、三线城市成为投资热点。


  专家预计,下半年国内的货币政策继续保持灵活适度,地方政策微调的可能性依然较大,部分二线热点城市趋向采取更审慎的价格监控及房地产信贷政策。“在多重因素影响下,预计第三季度全国地价整体保持温和上升的态势,房地产市场持续分化,升温或回暖的城市范围向三线热点城市扩大,一、二线前期热点城市的土地市场热度或略有回落,地价涨幅也会略有放缓。”
