  据称,这9套极小户型目前已全部售罄,并且售出的均价达到150000元/平方米。

  澎湃新闻(www.thepaper.cn)查询多个房产中介网站发现,房产中介介绍该楼盘时称,侨城尚寓为原祥祺观景阁改造项目。有些网站称该项目为深圳华侨城集团所有。


  但随后华侨城方面向澎湃新闻否认了这一消息,称该项目并不是华侨城的项目,是有人在假借华侨城的名义,公司将会依法评判该行为是否侵权。


  而有媒体报道称,售卖的6平方米小户型确有红本房产证。房产证登记信息显示:这套房子实际产权面积是6.68平方米,1998年的土地使用权证,70年产权,属于标准的限购限贷住宅类产品。


  而其实早在一个多月之前,《深圳晚报》在8月2日就曾报道称,深圳市规划和国土资源委员会南山管理局复函称该“鸽子笼”户型不属于住宅户型,与房产预售无关。


  复函中提到:“某某尚寓于1999年取得《深圳市建设工程规划许可证》,2006年取得《深圳市建设工程规划验收合格证》,该建筑功能为公寓和办公。”2007年该楼盘办理房地产初始登记,其中6到15层共169套公寓转让给陈某某等个人业主,同年办理二级转移登记。在这169套公寓中,有12套建筑面积在5.73到15.18平方米之间。目前,该楼盘被深圳市中执资本有限公司购买后重新装修,再向社会销售。那么这种房地产买卖行为即为市场三级转让行为,即俗称的二手房交易,与房地产预售无关。


  同时,深圳市规划和国土资源委员会南山管理局还在复函中提到,该栋建筑1到5层为办公,6到15层为公寓,不属于住宅。


  且深圳市规划和国土资源委员会从未批准过类似“鸽子笼”住宅户型,在今后的规划审批中也将依法依规严格审查,确保住宅户型设计符合国家省市的建筑设计规定及规范。


  据了解,公寓与住宅产权存在比较大的区别。


  一般来说,公寓如果实在商业用地上建起的项目,是商业性质,将不能落户,因此也不能满足入学的需求。此外,按照《住宅建筑设计规范》的有关规定,居住产品中的住宅,必须满足日照、采光等相关条件。而公寓则不一定,因此同一幢楼中公寓的日照条件比住宅差。在建筑标准上,公寓不允许有外挑的阳台,户型显得封闭;公寓的水电往往是商用而非民用。与此同时,公寓类产品的贷款年限和住宅也有区别。
