尽管如今的出售价高于两年前的收购价，但这仍是一笔亏损的买卖。万达酒店发展有限公司估算称，因为汇率变化等原因，将有关收益与先前入账的汇兑储备的累计亏损相互抵消后，这次出售将产生约1.1亿港元的净亏损额。
首富为什么会做这笔“赔钱买卖”？

不过，这一“拆除-重建”的改造计划受到当地部分市民的激烈反对，当时一度传出“马德里7万市民联名上书反对拆除西班牙大厦”的消息。同时，当地执政党更换，新任马德里市长也否决了对于西班牙大厦的拆除计划。拆建阻力重重，这也导致了首富的退出。
