  对选择实行就地就近产权调换的,按“征1还1,就近靠档”的原则进行安置。按“套内对套内,公摊对公摊”的方法以套内建筑面积进行就近靠档安置。安置房套内建筑面积超出被征收房屋套内建筑面积5平方米\(含\)以内部分,按市场优惠价格\(按市价70%\)结算;安置房套内建筑面积超出被征收房屋套内建筑面积5平方米以上的,按安置房市场价格结算;公摊面积超出被征收房屋公摊面积部分按安置房建安成本价\(不合土地价格\)结算。


  对选择异地产权调换的,按照“用地段区位换面积”的办法进行优惠安置,被征收人可按套内建筑面积增加建筑面积的优惠。


  选货币补偿仍按标准补助

  安丰花园预计2015年交付


  在发布会上,相关负责人表示,南昌市选择在红谷滩新区交通相对便利、配套基本完善、未来发展极具潜力的地块,成片成规模地建设一批安置房小区,让居民住得进来,住得方便,住得舒心。


  南昌市在红谷滩规划建设旧城改造综合安置社区位于:铁路西客站南广场以东、向莆铁路以南、腾龙大街以北、新龙岗大道以东、领龙路以西,毗邻南昌西客站,紧挨赣江景观带,临近九龙湖,规划用地面积约3096亩,其中居住用地937亩,可容纳居住约1.6万户;商业、商务用地400亩;学校用地246亩;道路和绿化用地1513亩。


  据悉,该项目依托九龙大道形成商业商务主轴,景观绿道构成横向生态景观主轴,中央商业构成商业核心区,周边附属教育片区和居住片区,形成“两轴一心三片区”。


  记者了解到,九龙湖综合性住房小区项目、安丰花园及九龙明珠工程这三个项目已开始实施。


  九龙湖综合性住房小区:


  规划总建筑面积为529961.99平方米,总户数为5172户,其中商业建筑面积为6072.77平方米,住宅总建筑面积为425394.60平方米,配套设施总建筑面积为18419.05平方米,拟于2013年12月正式开工,2016年4月竣工交付。


  安丰花园小区:


  紧邻城市主干道,九龙大道及龙兴大街,距西客站约1公里,距生米大桥约2公里。用地面积约6.3万平方米,总建筑面积约14.9万平方米,总户数1083户。项目2012年8月开工,总投资约3亿元,预计2015年3月整体交付。


  九龙明珠工程:


  占地面积为136074.44平方米,总建筑面积约为551805平方米,主要建筑有25栋高层住宅(约3457户),总投资约11亿元。项目于2013年10月2日正式开始施工,预计于2014年底完成主楼封顶,2015年底竣工。


  社区将通轨道交通 配套四所学校


  相关负责人表示,南昌市将在旧城改造综合安置社区建设齐全的配套设施。


  据悉,在交通方面,该项目用地西临西客站南广场,配套公交首末站、交通主干道九龙大道等,规划中的轨道交通4号线从该社区中间穿过。在生活配套方面,该区域配套了四所学校,包括小学、九年义务制学校、初中、高中各一所,其中小学用地面积约43亩;九年义务制学校约80亩;初中用地面积约95亩\(拟引进南昌市外国语学校初中部\);高中用地面积约153亩\(拟引进南昌市外国语学校高中部\)。规划4所综合医院,即位于该小区北侧约400米的综合医院引进省妇幼保健院,位于小区南侧约800米的综合医院拟引进省中医院。此外,还配套了约400亩的商业、商务、文化服务用地;社区内还配有农贸市场、幼儿园、社区用房、社区文化中心和社区医疗中心等。在生态环境方面,小区规划了南北向及东西向的绿化廊道。
