  《证券日报》记者也观察到,由于产业的更新换代,在互联网、金融等行业诞生的新财富阶层成为2016年豪宅市场的新生接盘者,在“资产荒”背景下,北京豪宅市场的资金池吸纳了不少年轻化的富豪,其中不乏大量女性买家。


  “在我们这个豪宅项目的设计中,细节上稍微更倾向于满足女性需求,比如在衣帽间、园林的设计上等,因为我们发现,在不少项目的销售过程中,女性更有话语权。”某开发商向《证券日报》记者如是透露。


  据麦田房产统计,2016年度的女性买房者中,成交价超1000万元的约占17.3%,成交价超2000万元的不足5%。其中,成交价最高的为8500万元。小麦君还发现,出手购买2000万元以上房产的女性,有一半以上都是一次性付款。


  据麦田房产称,从统计数据来看,北京朝阳区的紫玉山庄、合生霄云路8号,还有海淀区的香山清琴,是成交总价2000万元以上的女性购买最为集中的三个社区。在合生霄云路8号的女性买家中,购买超3000万元的房子中有两名23岁以下的女孩。


  值得关注的是,据麦田房产统计,女性买家中成交总价最高的,是一位不到30岁的女士,购买了北四环内一套独栋别墅,总价8500万元。据了解,这位女士长期在国外,是一位公众人物,房款一次性付清。成交总价排名第二的女性买家,购买了香山清琴7000多万元的房产。


  此外,据《证券日报》记者了解,换房成为2016年北京楼市的交易主力,其中,不乏卖掉市区内600万元-700万元老社区房产,换到相对远一些的郊区千万元以上新社区房产的人群。在这些人群中,30多岁年龄层人士是主要购买力。


  不过,根据麦田房产的统计,在2016年换房的群体中,卖出旧房和买入新房的差值大于1000万元的占换房群体的4%左右,大于500万元的则占15%左右。据麦田房产透露,一位“85后”的公司高管,早些年买了一套亦庄区域的小房子,2016年以200万元卖掉,转手全款买了一套2900万元的广渠金茂府的房子。而在同一小区,还住着该公司好几位80后高管,购买的也都是数千万元级别的房子。


  事实上,在记者与多位豪宅操盘手沟通过程中也发现,由能源行业诞生的富豪以前是北京豪宅市场的主要购买力,但随着产业的升级换代,新兴财富阶层正在兴起,且年龄年轻化趋势明显,这些财富新贵更倾向于购买豪宅等保值性资产。
