《证券日报》记者也观察到，由于产业的更新换代，在互联网、金融等行业诞生的新财富阶层成为2016年豪宅市场的新生接盘者，在“资产荒”背景下，北京豪宅市场的资金池吸纳了不少年轻化的富豪，其中不乏大量女性买家。
“在我们这个豪宅项目的设计中，细节上稍微更倾向于满足女性需求，比如在衣帽间、园林的设计上等，因为我们发现，在不少项目的销售过程中，女性更有话语权。”某开发商向《证券日报》记者如是透露。
据麦田房产统计，2016年度的女性买房者中，成交价超1000万元的约占17.3%，成交价超2000万元的不足5%。其中，成交价最高的为8500万元。小麦君还发现，出手购买2000万元以上房产的女性，有一半以上都是一次性付款。

不过，根据麦田房产的统计，在2016年换房的群体中，卖出旧房和买入新房的差值大于1000万元的占换房群体的4%左右，大于500万元的则占15%左右。据麦田房产透露，一位“85后”的公司高管，早些年买了一套亦庄区域的小房子，2016年以200万元卖掉，转手全款买了一套2900万元的广渠金茂府的房子。而在同一小区，还住着该公司好几位80后高管，购买的也都是数千万元级别的房子。
事实上，在记者与多位豪宅操盘手沟通过程中也发现，由能源行业诞生的富豪以前是北京豪宅市场的主要购买力，但随着产业的升级换代，新兴财富阶层正在兴起，且年龄年轻化趋势明显，这些财富新贵更倾向于购买豪宅等保值性资产。
