在这种动荡和不安中,万科始终想通过互联网进行自己的产业升级,比如万科物业的住这儿、万科与链家深度合作的万链公司,打造家装市场。

而这次与小米尚未被官方承认的合作,其实早几天已经在地产圈被曝光,只不过今天被“小米员工”用公关的手法,又描述了一下。

这样的合作可以看做是万科在新时期下面对未来市场的“试错”,是不安的,万科的判断在2014年,万科史上最大的工作会议上有提及:

我们相信互联网将改变这个世界,而不能适应变化的组织将会被淘汰。但我们也认为,比察知变化更重要的,是找到变化背后的不变。当新时代的大幕揭开时,传统该企业应该做的,不是远离自己熟悉的领域,而是理解新的规则,寻找新的伙伴,运用新的工具,将原有的业务做的更好。

“只租不售”背后的秘密

如果不能出售,显然作为商业公司而言是不划算的,但是如果可以呢?根据930的规定,持有年限与土地出让年限一致。持有期间,企业出现破产清算的,其自持商品住房按相关法律法规规定处理;企业进行合并重组或股权转让涉及自持商品住房产权转让的,须经属地政府同意后整体转让。转让后,不得改变自持商品住房规划用途,应继续用于出租。

也就存在一种可能:万科可以把这个项目“转让”给第三方,这样其实就是变相的进行了资金的回笼,所以跟小米的合作,也并不奇怪,而最终接盘的,则是满腔热血要买房的“小米员工”们,但其实所谓一半房价子虚乌有,并不是公司的慈善,而是政府的限价,并且是针对开发商的“只租不售”,而员工们通过众筹的方式也是可能通过买分割的单元,而不是所谓的单个住宅。

对于万科而言,后面可以进行物业服务,如果项目配建商业配套等,长期的收益,也是可以得到保证的。这次的合作并不是“互联网改造房地产”的案例,各位兴奋的米粉们,地产人士们可以洗洗睡了!

没有房产证如何做按揭呢?

尽管周边房价高涨,按照常规开发手法,万科不能出售,只能租,虽然类似于精装公寓+万科物业很吸引人,但是租金回报率并不足以支撑房价

换句话说:按照90平米的房子来计算,刚需“小米70年租客”需要付出的是:总价480万。

如果按照所谓“按揭贷款”,这里是贷不到公积金的,只能是商业贷款,按照2月份的4.9%利率计算,贷款30年,那么也就是需要付出:240万首付款+218万利息+240万本金=698万,约等于700万,每平米的均价是7.76万,并且每个月要还款约12753.36(元)。

当然,还有一种可能,就是小米员工的福利待遇超高,480万全款租一套,也是分分钟的事情。

需要提示的风险是:没有房产证和土地证的房子,是没有办法进行正常的住房抵押贷款的,这样的按揭方式,可能是所谓的“委托贷款”,委托贷款是由政府部门、企事业单位及个人等委托人提供资金,由金融机构(受托人)根据委托人确定的贷款对象、用途、金额、期限、利率等发放的贷款。受托金融机构只负责代为发放、监督使用并协助收回,不承担任何形式的贷款风险。

如果套用到这个项目即银行接受开发商的委托,把贷款发放给业主,协助开发商结算相关款项和利息,利息的收入也是归开发商,当然,这仅仅是一种可能的方式,具体还是要以最后公布的为准。

还有一种可能,就是小米提供免息贷款给自己的员工,这样的话,员工的压力会很小,不过雷布斯是否会做这样的好人好事,让自己的员工陪自己一辈子,有待观察。

这样的最终代价是,房子最后还是万科的,利息也还可能是开发商或者小米的,并且使用年限因为工期和交付等原因也会缩水三四年,只有66年左右,不知道刚需客能否选择这样的房子。

也就是说,花了700万,租一辈子,然后还有物业费、水电等正常开支,另外很难享受房价上涨带来的收益,因为这样“使用权”的房子只能内部流通,还有可能给公司打工一辈子,你愿意吗?
